            <title>Refinance of 6565 Taft Street and  Sale of Remaining Buildings at Taft Office Street Complex</title>

<p><span style="color: #000000; font-family: 'Times New Roman'; line-height: normal; text-align: left; font-size: medium;">[NEWSFLASH: April 4, 2012]:</span></p>
<p>In November 2009, The TAFT Street  Office Complex debt of $20 Million Dollars was purchased for $8.8 Million  Dollars eliminating all bank debt.  Several weeks later, we sold two of  the buildings in the complex to <a href="http://www.seminoletribe.com/">Seminole  Tribe</a> for $7 Million dollar and lowered the complete private debt  down to $2.3 Million dollars on a 95,000 sq ft complex.</p>

<p class="JacobsREAsize12">Since then we stabilized 6565 Taft St. with tenant improvements and leasing commissions  to bring in top tier tenants including two United States <a href="http://www.gsa.gov/">GSA</a> (Government Services Agencies) leases and City College.</p>

<p class="JacobsREAsize12">Upon stabilizing 6565 Taft St, we secured financing of $2,700,000 through a  New York lender a few months ago. This new financing of 6565 TAFT Street was the result of all the diligent work and Tenant Improvements  put into this building recently revamping and stabilizing it with an <span class="red12">appraisal value of $5,100,000</span> giving the building over <span class="red12"> $2 Million Dollars in equity</span>.</p>
<p class="JacobsREAsize12"> </p>
<p class="JacobsREAsize12">This was phenomenal news for 6565 Taft St. but we were still struggling  with the remaining 6 buildings including 6491-6499, 6501, 6515, 6517, 6519 and 6523 Taft Street with unstable tenants. Last week, miraculously, we sold all six buildings to a group of doctors for $2,262,000 allowing us to pay off all of our hard money loans on the complex excluding $200,000.</p>

<p class="JacobsREAsize12">Jacobs Real Estate Advisors prides itself in placing our portfolio ahead of market trends. Despite the fact that sales prices in  Hollywood, Florida have been decreasing as depicted in the graph below taken from <a href="http://www.loopnet.com/Hollywood_Florida_Market-Trends?Trends=AskingPricesFS,SalePricesFS,TotalAvailableForSaleFS,NumberOfListingsFS,ProfileViewsFS,TotalNumOfUnitsFS,TotalSFAvailableFS,DaysOnMarketFS,AskingRentsFL,NumberOfListingsFL,ProfileViewsFL,TotalSFAvailableFL,DaysOnMarketFL&amp;PropertyTypes=Office">Loopnet</a>, a known authoritative Commercial Real Estate site, we managed to sell all non performing buildings and raise the value of 6565 Taft Street to a healthy NOI <span class="red12">giving the overall partnership over $2 Million Dollars in equity</span>.</p>

<p>Jacobs Real Estate Advisors announced back on July 15, 2011 the note purchase of a shopping strip at 248-58 Rockaway Boulevard, Rosedale, NY. Two weeks ago, under the leadership of Sholom Jacobs and legal respresentation by Alex Novak, we succeeded in evicting an unwanted tenant, a gentlemens club. The tenant had signage protruding onto Rockaway Turnpike leading into the Rockaways and the Five Towns known to be a community based residential area.</p>
<p> </p>
<p class="JacobsREAsize12">For many years many local politicians and community leaders attempted relentlessly to remove this offensive tenant from the community. See article below which appeared last week in the The Wave, local newspaper serving the Rockaways and surrounding communities. I personally spoke to Sanford Bernstein, general manager for the newspaper, and he explained "We have been following this news story for years. I could not believe that behind the scenes was  Sholom Jacobsworking in this unique way to remove this undesirable business from the community."</p>
<p class="JacobsREAsize12">We are currently proceeding with the foreclosure proceedings and working actively to evict  an adult video store on premises.</p>
